With a view like this overlooking Lake Hayes in the Queenstown Lakes district, no wonder the owners of this luxury home by YBL Building made outside dining a priority.
Spectacular Southern lakes views are served up from this 260sqm home, and the full height windows with cantilevered deck, matched with a glass balustrade, really open up the vista.
This high performance build is home to empty nesters and all of the living is on the top floor, with guest bedrooms below, along with office and double garage.
YBL Building owner Scotty Yardley said the architectural build left no room for error, and the clients wanted a simple but sleek design, that kept the property low maintenance, whilst being elegant and racy.
Specialised ‘Apolic’ cladding system was used on the outside of the building in black aluminium, giving the home a lovely smooth exterior.
More commonly found on commercial buildings, the aluminium is paired with insulated blocks – a prime example of how YBL carries out its thermal efficient construction.
The Insulform blocks – a type of Insulated Concrete Formwork (ICF), gives the home superior strength in comparison to standard builds, but more importantly that added warmth, which is an asset in an alpine environment such as this.
As Queenstown’s high performance building expert, nothing is spared in the detail. But wait til you hear how the custom-made steel spiral staircase with solid oak treads was manufactured.
As the centrepiece of the home, the entire design and build of the house had to suit the stairs, which were locally designed and engineered, before being dropped in through the top of the roof.
With a 3m hole left in the top of the house to crane the stairs in, it was a race to the finish for the builders to seal the house to stop any risk of damage from the elements.
Harro hardwood flooring is used on the bottom level and polished concrete on the top, which also features the luxe main bedroom suite, a powder room and the alfresco dining area.
A log fire and an overhead heater warm this outdoor space during the cooler months, and solar panels on the roof also make the home energy efficient.
Large pendant lights mixed with LEDs tastefully decorate the home in an array of ways, as does the textured wallpaper in the main bedroom and bathroom.
